Concept

We provide a brief overview of how Boundstone can help you to design and build your new home in easy stages, starting from our initial meeting with you, up to that special moment when you move in.

Briefing

We will arrange an initial briefing meeting for you to tell us all your ideas and aspirations for your new house, and we can explain in greater detail how Boundstone can meet these expectations.

At this meeting we will also explain our fee structure for the design and planning stage of the project.

Design

A further meeting will be arranged where you will be introduced to our designers who will go into more detailed aspects of the design. During this stage we will have progress meetings to consult with you on our progress and to give you the opportunity to comment, and if necessary, suggest changes to the design.

We will arrange all the required searches, surveys and reports, as well as agree the specifications and finishes. We can at this stage discuss the level of interior design service you desire.

Planning

When you have confirmed your approval of the design, we will submit the scheme to the Local Authority for planning approval. We will already have had some pre-submission discussions with the planner and hopefully within 8 to 12 weeks of submission you should receive consent.

Contract

During the planning period and using the proposed drawings, we will calculate the cost to construct your house and we will carry out a detailed cost analysis. This will be the binding commitment and will contain the contract price, programme showing completion date, specification and payment arrangements.

Build

Once planning has been granted and the contract signed, we will commence work on discharging the pre-start planning conditions. This will allow the actual demolition and construction phase to commence. During the build phase we will have regular progress meetings with you to agree the valuations and take instruction on any variations you may require.

Completion

When we have completed construction and obtained the final certificates from warranty providers and the Local Authority Building Inspectors, we will hand over the finished property.

This will include a full explanation of how all the equipment works and a thorough inspection of the house by you and our building team. A list will be made of any snagging items and these will be addressed prior to you occupying the house

After Sales

Our team will be on hand to solve any teething problems or issues for the 2 years after you move into your new home, and to assist and advise thereafter
